Whether it’s your first home, or your tenth, having the right expectations and understanding of the steps involved in a home purchase are always an important part of the process as the requirements and laws in the real estate industry and market are constantly changing.

Every new client is provided a thorough consultation to uncover their home buying wants and needs, their desired timeline to purchase, budget and more. We will take the time to go over, in detail, all items that you can expect from the home buying search, discussing the current real estate market, to the final closing, funding of your new home and more.

The Consultation – Uncovering Your Purchasing Needs

As we work together on acquiring your dream home, we will be covering the following steps below:

• Create a custom-tailored plan that identifies your individual home purchasing needs and wants and a timeline that works for you
• Geographically isolate an area that fits your desired lifestyle and the features that your family needs in your next home
• Offer realistic truths, expectations and guidance on the homes and communities that fit your budget

The Home Search

• After we discuss your purchasing criteria, I will setup a customized home search for you that will keep you informed of any new homes entering the market that best fit your needs
• For homes that you are interested in, I will personally coordinate a showing time for you to view the homes in person
• Expert in depth descriptions on site of possible benefits or hurdles at every showing
• Convey the comparative pros and cons with each home after the showings are completed

Writing the Offer

• Provide an in-depth price/value analysis to determine the most suitable offer price
• Draft a purchase agreement
• Discuss, clarify, and review all terms
• Provide insight into customary practices, local regulations, and contingencies
• Negotiate any terms with you in a seller’s counter offer
• Finalize and Execute the best contract for you
• Coordinate the delivery of the earnest money deposit into the escrow account
• Provide a list of recommended vendors for financing, home inspections, pest inspections, environmental inspections and warranties as needed
• Closely monitor the escrow and title process
• Receive all required disclosures, reports, inspections, etc. in compliance with all local ordinances, regulations, and provisions pertaining to the purchase of the home
• Review and explain any/all disclosures
• Help schedule inspections of property

Closing and Funding

• Schedule the final property walk through
• Arrange for keys and occupancy
• Schedule the signing for all required closing paperwork
• Mobile closings may also be available with preferred Title Company

After the Sale

• My job is never done!
